What Does Ceiling Leak Cleanup Cost?
Ceiling leak cleanup typically runs about $1,100 to $5,200 for water removal, tear-out and drying in a single-family home. A small stain caught early costs less, and a collapse or a leak that reached the floor below costs more.
- One wet section: $500 to $1,800. A single stain or sag: water released, a little board removed and a few days of drying.
- Whole-room ceiling: $1,800 to $4,800. Drywall and wet insulation come out across the room, and the framing above gets dried.
- Collapse or two-floor loss: $4,800 to $11,000. A fallen ceiling, debris haul-off, or water that moved into walls and the room below.
- Per square foot, by water category: $3 to $7. Clean water sits near the bottom of the range, while dirty water and heavy tear-out push toward the top.
What changes the price
- How many square feet of ceiling, wall and floor the water reached.
- Whether the water was clean, gray or black when it came through.
- How much board and insulation has to come out, and how hard it is to reach.
- How long the ceiling stayed wet before drying began.
